Reading a balance units chart at launch.

The chart is a grid of the whole development: stacks across the top, floors down the side. Each cell carries the unit number, its internal area and, in most developer formats, the current price. Sold units are struck through or shaded, so the chart doubles as a live record of what the market has taken up.

It is the single most useful document on preview day. Reading it well means looking past the cheapest remaining unit to the stacks that are moving, which usually signals orientation, view corridor and value.

What to check first

  • Which stacks face away from Upper Serangoon Road and the bus interchange.
  • Floor premium between levels, usually a few thousand dollars per floor.
  • Whether the remaining units in your type are only on low or unfavourable floors.
  • Total quantum against your loan assessment, not psf alone.
  • Balcony and bay window share of the quoted internal area.
