What is Hougang Central Residences?

It is the residential component of a large integrated mixed-use development planned on the Hougang Central Government Land Sales site, directly above Hougang MRT station. Approximately 835 homes are planned above a retail component of around 300,000 sq ft of net lettable area and a rebuilt bus interchange. Hougang Central Residences is a working marketing name; the official project name has not been announced.

Where is it located?

At Hougang Central in District 19, above Hougang MRT station (NE14) on the North East Line. The site is approximately 4.7 hectares and is zoned for commercial and residential use on a 99-year lease.

Who is the developer?

The residential component is being developed by CapitaLand Development and UOL Group in a 50:50 joint venture. The winning tender was submitted by Horizon Residential, comprising CapitaLand Development, UOL Group, Singapore Land and Kheng Leong, together with Horizon Commercial, a CapitaLand Integrated Commercial Trust vehicle. CICT will develop and own 100% of the commercial component.

How many units will there be?

Approximately 835 residential units were reported at the time of the tender. The final count is subject to planning approval and has not been officially confirmed by the developer.

Is the development directly connected to the MRT?

Yes. Part of the development is required to be built above the existing Hougang MRT station, and the scheme must be integrated with a rebuilt bus interchange — making it an integrated transport-linked development.

Which MRT lines serve Hougang station?

Hougang MRT (NE14) is on the North East Line and is planned as a future interchange with the Cross Island Line. Cross Island Line phasing and opening dates are determined by the Land Transport Authority and are subject to change.

When is the launch date?

Not officially announced. No preview, launch or balloting date has been confirmed. The site was awarded on 14 January 2026; the interval between land award and launch varies considerably between projects.

What is the expected price?

No price list has been released. The land was awarded at approximately S$1,179 psf per plot ratio, and analysts quoted after the December 2025 tender close suggested launch pricing in the region of S$2,500 to S$2,600 psf or higher. That is a market estimate, not a developer price.

When will floor plans be released?

Official floor plans and the unit mix have not been released. In most Singapore new launches, the unit mix appears shortly before the showflat preview and the full plan set is published at preview. Any layout circulating before then should not be treated as official.

Where is the showflat and is it open?

The showflat is not open and no location or preview date has been announced. Viewing appointments cannot be confirmed until the developer announces a preview.

What schools are nearby?

Hougang is a mature estate with an established school catchment, including Montfort Junior School and Montfort Secondary School, Holy Innocents' Primary School and High School, CHIJ Our Lady of the Nativity, and Xinmin Primary and Secondary Schools. Distances and eligibility should be verified against the Ministry of Education's official school directory.

What does an integrated development actually mean here?

It means homes, retail and public transport are built on a single parcel and physically connected. In this case, residences sit above what is planned to be the largest mall in Hougang, with direct access to Hougang MRT and the rebuilt bus interchange, including a sheltered public event space at ground level.

Exactly how much was paid for the land?

S$1,500,738,338 — about S$1,179 per square foot per plot ratio — awarded by HDB on 14 January 2026. It is the highest land rate recorded for an Outside Central Region mixed-use Government Land Sales site, ahead of Chencharu Close in Yishun at about S$980 psf ppr and Tampines Avenue 11 at S$885 psf ppr.

Who owns what within the consortium?

CapitaLand Development and UOL Group hold the residential company in a 50:50 joint venture. Effective shareholding in that residential entity is CapitaLand Development 50%, UOL Group 30%, Singapore Land Group 10% and Kheng Leong 10%. CapitaLand Integrated Commercial Trust develops and owns 100% of the commercial component, with a total development cost for that component expected to be about S$1.1 billion.

When will the mall and transport hub be completed?

CICT has guided completion of the commercial component in 2030/2031. No completion date has been announced for the residential component, and it should not be assumed to be the same.

What exactly does HDB require to be built on the site?

HDB's Additional Conditions of Tender, published 29 May 2025, set the site at 46,899.4 sqm at a gross plot ratio of 2.52, with a permissible gross floor area of 105,521 to 117,245 sqm, a residential minimum of 70,805 sqm, a bus interchange of at least 6,500 sqm including a 400 sqm commercial concourse, and a maximum of 39,940 sqm of other commercial floor area. The development must integrate the MRT station, bus interchange and a town plaza.

When was the last new private launch in Hougang?

The Florence Residences in 2019 — a gap of more than seven years. Over the same period, roughly 31,000 HDB flats of three rooms and larger across Hougang, Punggol, Sengkang and Serangoon passed their five-year Minimum Occupation Period (ERA Research), with no new private launch in Hougang to move into.

What is the tenure?
