04The Development

An integrated scheme above a transport node.

What is planned

The Hougang Central site is one of the larger mixed-use Government Land Sales parcels released in recent years: approximately 4.7 hectares zoned for commercial and residential use, with a gross floor area of about 1.273 million sq ft on a 99-year lease.

Approximately 835 homes are planned above more than 430,000 sq ft of commercial gross floor area. Around 300,000 sq ft of that is retail net lettable area, which the consortium has described as the largest mall in Hougang and a civic anchor for the precinct, including a sheltered public event space and F&B offerings.

Integration requirements

Part of the development sits directly above the existing Hougang MRT station on the North East Line, and the scheme must be integrated with a rebuilt bus interchange. That combination — rail, bus, retail and homes on one parcel — is what places this project in the small category of genuinely integrated Singapore developments.

Hougang MRT is also planned as a future Cross Island Line interchange, which would give the station a second travel axis across the island.
