Very few Singapore addresses sit directly above a rail station. The Hougang Central development is required to be built over Hougang MRT and integrated with a rebuilt bus interchange — rail, bus, retail and homes on a single parcel.
North East Line
Hougang MRT has served the NEL since 2003, running from Punggol in the northeast to HarbourFront in the south.
Cross Island Line
The station is planned as a future CRL interchange, adding an east-west axis across the island.
Bus interchange
Hougang Bus Interchange feeds the northeast estates and is to be rebuilt within the development.

The North East Line runs under the city's spine, which means a single ride reaches a large share of Singapore's commercial and civic core.

Why a second line changes the calculation.
A single-line station serves one corridor. An interchange serves two, and the difference compounds: more destinations reachable without a transfer, a fallback when one line is disrupted, and a far larger catchment of workplaces within a reasonable commute.
Interchange stations also tend to attract retail, offices and civic uses around them. That is precisely the logic of the Hougang Central scheme, which places approximately 300,000 sq ft of retail and a public event space at the point where two lines and a bus interchange meet.
For residents, the practical effect is sheltered access: lift or escalator from the residential lobby to the mall, then to the bus interchange and station concourse, without stepping into the weather.
